well, we finished the "wrap" section of the deck frame...where it connects the deck to the side entrance.

you will earn back virtually your entire investment in kitchens and decks--the deck adds living space, is easy to install, and i dont think we will ever hesitate to install one on a flip.

it looks tiny, but the deck is 12' x 16'--i think its a decent size.

we also finished demolishing the wall between the kitchen/dining room, and installing the beam to span the new opening
