scott and keith stripped the 2 layers of roofing from the main house...but when they got to the "porch" addition, they found 3 layers that needed to be removed! we noted that the roof over the porch was newer than the rest of the roof, and were hoping that we could just roof over it (expecting that it only had a single layer). it was disappointing to say the least...

here is the stripped roof, ready for shingles!

we used a rolled roof product over the "porch" addition because it has a shallow pitch.

scott and keith stripped the 2 layers of existing roof shingles...(while kristen hauled all of that trash to the dumpster!)

after the shingles were stripped, they rolled out ice + water shield and felt, and installed the aluminum drip edge...

here is the finished product!

the previous owner was kind enough to leave us with a ton of leaves to clean up...we filled 22 trash bags and 1/2 a dumpster with leaves!

this house belongs to our neighbor who is also flipping (he told us that he has been flipping houses for years!) he added a second floor to this house that was basically the same size as our house.

he bought the house for the same amount of money that we bought our house, but he will be able to sell his for +/- $100K more! it only took him about a week to demolish the existing roof and interior partitions, and another week to get it to this point. he has a full crew working on this house.

day flip

this shed is quite an eyesore...but we think it is important to salvage it (for lawn mower and tool storage...etc)

so we decided to do a quick flip on the shed...here is the before pix (its even nastier in person)

we had just enough siding left over to finish the shed. we sanded the door (removed the eagle!) and we will paint it red to match the doors on the house. we also replaced the floor of the shed with some left over plywood.

here is a photo after we repaired/replaced the roof fascia (and painted the trim)...the fascia board was rotten and by the looks of things, squirrels had taken up residence in the attic space.

we were pleasantly surprised with this mini-flip...it was quite a transformation...and since we used all left-over materials, it only cost us time!

entrance

we painted the doors, hung the mailbox and address numbers...

...that red looks much darker in person!

refinished bathtub...

it looks brand new! (click photos to enlarge)

we have to wait 36 hours before we can remove the paper and caulk the tub.

because of the strong chemical vapors, we needed to wear that respirator (hanging on the doorknob) whenever we used the bathroom! (is that too much info?)

deadline

so technically, our deadline is May 10th when it is slated to go on the market...we have the roof, back deck and landscaping to finish on the exterior, and some touchup and paint to do on the interior...let's keep our fingers crossed that we make that deadline!

siding...

so...the siding would be finished, but we cannot move forward on this last wall because the electric meter is in the way. the electrician needs to come to remove the electric meter...BUT we have called him TWICE and he has not returned our calls....arrrgh!

the right tool just makes anything easy! this is a template to drill holes in the doors for the levers.

IKEA camo..

most of the houses in this neighborhood have a gorgeous gas meter located at the front entrance... so, we got this wood "end table" at IKEA to cover the meter (the meter needs ventillation and this table was perfect). we are also going to surround it with potted plants to soften it up a bit.

the gas company only needs access to the meter when they need to repair it...they read the meter using a remote reader as they pass by the house in their van. but, the top of this table does comes off...it is not fastened down.
